Fiix Pricing: All Plans, Real Costs & Honest Verdict

Jaihind_GN Jaihind_GN
13 min read

Fiix is one of the better-known CMMS names on the market, a Rockwell Automation company that serves manufacturing, facilities, and asset-heavy industries. It posts its pricing publicly, which is more than most competitors manage.

But per-user costs at scale, the actual feature delta between tiers, and which plan carries the AI features are still questions most shortlisting teams have to work out manually.

This blog does that work. We've pulled every tier, built out annual cost tables for teams of 10 to 100 users, and given you an honest verdict by operation size.

If you want the broader platform review, head to our Fiix CMMS review, this post focuses purely on pricing and cost structure.

Fiix Pricing: Plan-by-Plan Breakdown

a) Free – A Good Starting Point (With One Important Limit)

Fiix Free is a real free plan; no trial clock, no credit card required. You get 25 active preventive maintenance tasks, work orders, asset management, mobile app access, inventory tracking, and a calendar. For a single technician or a very small team just getting off spreadsheets, it covers the basics.

The constraint is right there in the plan card: limited users. Fiix doesn't publish exactly how many users Free supports, that detail requires clicking through to the full comparison table. For teams of more than two or three people, Free will hit a ceiling fast.

How Facilio compares: Facilio doesn't have a free tier. Its value proposition is a connected CMMS software for teams managing multi-site portfolios, service providers, and vendor contracts, a different buying context entirely. If you're evaluating Fiix Free, you're likely still in single-site, reactive maintenance territory.

b) Basic ($45/User/Month) Practical for Growing Maintenance Teams

Basic removes the PM cap (unlimited preventive maintenance tasks) and adds the features that make a CMMS genuinely useful day-to-day: reports, resource-based scheduling, user certification tracking, and both phone and email support. Pass/Fail inspections are also included here, which matters for teams running structured compliance checks.

At $45/user/month, Basic is priced reasonably for what it delivers. A team of 10 pays $5,400/year. The feature set is solid for single-site or simple multi-location operations where the primary need is structured PM execution and basic reporting.

Where it falls short: no multi-site management, no AI-powered insights, no purchasing or RFQ functionality, and no inventory cycle counts. If your operation has more than two or three sites, or you're managing vendor purchasing, you'll outgrow Basic quickly.

How Facilio compares: At a comparable entry level, Facilio includes multi-site visibility, vendor contract management, and SLA tracking as standard, because the platform is built for portfolio operations from the ground up, not added tier by tier.

We compared MaintainX and Fiix on features, pricing, AI, and real user reviews. Here’s what each platform gets right and where both hit their ceiling.

c) Professional ($75/User/Month) The AI Tier (and the Most Relevant for Mid-Market FM)

Professional is where Fiix becomes a serious option for multi-site FM teams. The headline addition is Fiix Foresight, the AI-powered insights engine which is positioned here, not at Enterprise. This is important: if AI-assisted maintenance decisions are part of your evaluation criteria, Professional is the minimum viable tier.

The full feature uplift from Basic is substantial: multi-site management, Purchasing & RFQs, nested PMs, multi-asset work orders, inventory cycle counts, advanced notifications, and custom analytics and reports. For a regional facilities team managing 5–10 sites with structured procurement, Professional covers the core operational requirements.

A few questions worth confirming before committing: the billing cadence (whether $75 is monthly-billed or annual-only), and whether multi-site management at Professional includes consolidated portfolio dashboards or just per-site access. Those details live in Fiix's full comparison table.

How Facilio compares: Fiix Foresight delivers AI-assisted insights, recommendations and anomaly flags. Facilio's AI agents (Mira, Luca, OpsVision) execute autonomously: intake and dispatch service requests without human intervention, validate invoices against work orders, and generate portfolio reports overnight. The distinction is co-pilot vs. autopilot.

d) Enterprise (Custom Pricing) For Compliance-Heavy and Integration-Dense Operations

Enterprise adds the layer that large, regulated, or integration-heavy operations need: failure codes for structured fault analysis, customisable workflows and interface, the Fiix Integration Hub for pre-built connectors, custom API integrations, e-signatures, audit trail, and single sign-on.

The asterisks next to Integration Hub, Custom API, and SSO in Fiix's pricing table are worth noting; they indicate add-on or conditional availability. Confirm scope in your sales conversation before assuming these are fully bundled.

Custom pricing means benchmarking Enterprise cost requires a direct quote. Volume discounts at scale are common but not published.

How Facilio compares: Facilio's pricing is custom, tailored to portfolio size, team, and deployment scope, never per-user. For operations managing 50+ sites, complex vendor networks, or portfolio-level reporting requirements, the architectural difference matters: Facilio is built as an FM platform, not a CMMS with an enterprise overlay.

Maths: users × per-user price × 12 months. Assumes standard per-user billing with no volume discount. Fiix may apply discounts for larger teams — confirm in your sales conversation.

Costs that don't show up in the per-user line:

  • Implementation and onboarding: Fiix's professional services fees for complex deployments are not published. Confirm scope and cost upfront.
  • Integration connectors: the Integration Hub is an Enterprise feature; Professional teams using APIs for third-party connections should confirm whether connector fees apply.
  • Training at scale: user onboarding, change management, and ongoing training are real budget items that fall outside subscription pricing.

Is Fiix CMMS Pricing Worth It?

a) For Small Teams Starting Out

Fiix Free is one of the few genuinely functional free CMMS plans on the market. If you're a single-site team getting structured for the first time, it's worth starting here before committing budget. Basic at $45/user/month is a reasonable step up once you need unlimited PMs, reporting, and phone support.

b) For Mid-Market Multi-Site Operations

Professional is the practical tier for most mid-market FM teams. Multi-site management, Fiix Foresight (AI insights), purchasing, and custom analytics cover the operational core.

At $75/user/month, the cost at 25 users is $22,500/year, a reasonable investment if the feature set aligns with your requirements.

The honest gap: Fiix Professional handles the data and scheduling well. What it doesn't do is close the loop autonomously. Fiix Foresight surface insights, your team still acts on them. For operations where response speed, vendor management, and SLA compliance are under pressure, that gap matters.

UpKeep vs Fiix (2026): Features, Reviews, Pricing & Verdict
UpKeep vs Fiix compared on features, pricing, AI, and multi-site ops. We cover where each leads, where each hits its ceiling, and who outgrows both.

c) For Enterprise and Large Portfolio Operations

Fiix Enterprise serves manufacturing and asset-heavy industrial operations well. For complex facilities portfolios like multi-service provider environments, CRE portfolios, healthcare FM, or FM service providers managing contractual SLAs, it definitely deserves scrutiny. The compliance and integration tools are solid. The AI layer is insight-driven, not execution-driven.

If your organisation is evaluating FM platforms on a timeline where AI-driven dispatch, autonomous invoice validation, and automated portfolio reporting are requirements in the next 12 months, Fiix Enterprise's current AI posture is worth pressing on in your sales process.

What Facilio Does That Fiix Doesn't

Fiix is a solid CMMS.

Facilio is a different category of product. That distinction matters most when your operation scales past single-site reactive maintenance, or when AI-driven execution, not just AI-assisted insights, enters your requirements.

Here's what Facilio CMMS software covers that Fiix's architecture doesn't reach.

Capability area

What Facilio does

FM Operations Platform

A single connected layer across work orders, vendor contracts, SLA governance, space management, energy monitoring, and compliance, not a CMMS with add-ons bolted on.

Multi-site Portfolio Visibility

Portfolio-level dashboards across all sites, service providers, and asset classes in one view. Drill from portfolio to site to asset in a single interface.

Vendor Contract Governance

Full contract lifecycle from scope, SLAs, KPIs, renewal dates, and performance tracking, tied directly to work orders and invoices. Not a contacts list.

SLA Compliance Tracking

Contractual SLA targets tracked against actuals in real time, with breach alerts and performance reporting by vendor and site.

AI Helpdesk & Dispatch (Mira)

Autonomous intake, triage, and technician dispatch across voice, WhatsApp, and email — 24/7, without a human in the loop for standard requests.

AI Invoice Validation (Luca)

3-way quote–WO–invoice matching. Flags errors and overbilling before they reach your finance team. Not a reporting alert — an execution layer.

AI Portfolio Reporting (OpsVision)

Automated monthly maintenance reports, SLA scorecards, and vendor performance packs, generated overnight, not assembled manually over 3 days.

CMMS-Agnostic AI Deployment

Facilio's AI agents deploy on top of any existing CMMS stack — including Fiix — in 2–6 weeks. No rip-and-replace required.

In Production. Not on a Roadmap.

Every capability above is live in customer environments today. Two reference points:

80%

autonomous helpdesk resolution in 30 days

Berkeley UAE — AI Helpdesk

619

invoice errors caught in first run

Charter Hall — AI Invoice Validator

70+

FM hours eliminated per month

Charter Hall — AI Invoice Validator

Fiix Foresight surfaces AI-assisted maintenance insights. Facilio's agents act on them, dispatching technicians, validating invoices, and generating reports without waiting for a human to read a dashboard. That's the operational difference.

Read more about how Facilio's AI agents work in practice.

Fiix earns its place on most CMMS shortlists, particularly at Professional tier for multi-site teams that need structured PM execution and AI-assisted insights.

But if your operation is scaling toward vendor governance, portfolio-level reporting, or FM workflows that run without someone managing them, the category you're looking for is broader than what a CMMS delivers.

FAQ: Fiix Pricing

How much does Fiix cost?

Fiix has four plans. Free is $0 (limited users). Basic is $45/user/month. Professional is $75/user/month. Enterprise is custom-priced. Annual costs for a 25-person team range from $13,500 (Basic) to $22,500 (Professional).

Is Fiix free?

Yes, Fiix has a permanent free plan with no trial expiry and no credit card required. It includes 25 active PMs, work orders, asset management, a mobile app, and inventory management. The limit is on the number of users; exact user cap should be confirmed on the current pricing page.

What does Fiix Basic include?

Fiix Basic ($45/user/month) includes all Free features plus unlimited preventive maintenance tasks, reports, resource-based scheduling, user certification tracking, email and phone support, and Pass/Fail inspections. It does not include multi-site management, AI features (Fiix Foresight), or purchasing/RFQ functionality, those require Professional.

Does Fiix have AI features and which plan are they on?

Yes. Fiix Foresight, the AI-powered insights and anomaly detection engine, is included in the Professional plan ($75/user/month) and above. It is not available on Free or Basic. Fiix Foresight surfaces maintenance insights and flags; it does not execute actions autonomously.

How does Fiix pricing compare to Facilio?

Fiix uses per-user monthly pricing. Facilio's pricing is custom, scoped to portfolio size, team, and deployment requirements, not per-user. Beyond the pricing model, the architectural difference matters at scale: Facilio is an FM operations platform with native AI execution agents; Fiix is a CMMS with an AI insights layer on top.

Can I use Facilio AI agents without leaving Fiix?

Yes. Facilio's AI agents: Mira (helpdesk and dispatch), Luca (invoice validation), and OpsVision (portfolio reporting) are CMMS-agnostic and deploy on top of an existing Fiix environment in 2–6 weeks. No migration required, no disruption to existing workflows.
