Overview

The application allows you to raise maintenance work orders and helps managing and tracking them effectively. Maintenance work order describes a specific maintenance task that needs to be performed on an asset, a building, or a facility. It also provides instructions and details about what tasks need to be done by whom and when it is to be completed. Further, it is also used to track maintenance activities and their cost, and analyze trends in assets or facilities performance over time.

The application employs two maintenance management strategies, namely:

Planned Maintenance

Planned maintenance is a proactive approach to maintenance in which the maintenance work is scheduled to happen regularly. Considering every vital part of a facility, if there is a requirement to upkeep it in any way, it goes in the plan. The type of work to be done and the frequency varies based on the equipment under maintenance. the environment where it operates, and the maintenance activities performed. Ultimately, planned maintenance is essential to avoid the reactive maintenance cost and decrease the risk of accidents.

The prime objective of scheduling preventive maintenance work is to reduce the efforts on corrective (reactive) work. Scheduling work also provides a steady, structured, and predictable flow of work that allows the FM to manage resources (staff, inventory, and tools) more effectively. The application provides a seamless proactive maintenance experience upon creating a smooth workflow process throughout a work order that involves the facility management team, vendor, and tenant.

Unplanned Maintenance

Unplanned maintenance is a reactive approach to repairs or other maintenance activities that take place, after an incident or breakdown is reported. It focuses on restoring the equipment to operating conditions or normalizing any unstable situation in a facility as early as possible.

Unplanned maintenance is generally expensive as emergency repairs and services cost significantly more than planned maintenance. Unplanned maintenance is also expensive because it might lead to outages (downtime of equipment) during peak occupancy periods (instead of during off hours). In addition, due to spontaneous failures, we may have to rely on other vendors whose services may incur additional charges.

Unplanned maintenance is carried out to restore an asset to a condition, in which it can perform its intended function and stabilize other abnormalities in a facility. The application provides a seamless reactive management experience upon creating a smooth workflow process throughout a work request that involves the facility management team, vendor, and tenant.
